This course takes a new and fresh view of fair housing focusing on recent trends and cases. In 2014, the most year for which a full set of statistics is available there were 27,528 housing discrimination complaints filed in the United States. The largest categories of violations included racial (diversity) claims and disability claims. The U.S. Supreme Court in 2015 issued a major landmark case from the state of Texas and backed HUD’s 2013 disparate impact rule. The result is that the nature of fair housing claims and enforcement is changing. The course contains the most recent cases dealing with such issues as the use of criminal background reports, wrongful eviction of servicemembers, the use of credit scoring and the new source of income violations. It also contains the most recent disability cases. Licensees taking this course will be able to identify conduct that violates fair housing and better protect and promote the interests of the public.
