

April 2026- MLS Report
The High–Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 118 closed sales of single-family, including condo/ townhouse properties, during April 2026, with a combined closing total of $79.3 million. The median sales price of $512,500 included all four counties for April 2026.
Nationally:
According to the National Association of REALTORS®, pending home sales increased by 1.5% from the prior month and declined by 1.1% year over year. Although month-over-month pending home sales increased in the Northeast and South and declined in the Midwest and West. The year- over- year pending home sales rose in the South, and declined in the Northeast, Midwest, and West.
Yet, despite higher mortgage rates, contract signings rose in March 2026, pointing to pent- up housing demand. Thus, according to NAR Chief Economist Dr. Lawrence Yun, “A greater supply of inventory will help translate that demand into more home sales.”

Inventory: In April 2026, Alleghany, Ashe, Avery, and Watauga Counties had 927 active single-family and condo/ townhouse listings, up by 21 % compared to March 2026, following an additional 386 new listings, which saw a significant increase of 45.1%, creating a supply of 7.9 for the month.
Land: Alleghany, Ashe, Avery, and Watauga closed with forty-nine land sales during April 2026, with a median sales price of $79,000, which was up 53.2% from March. There were 1,277 active land inventories, with 209 new listings, up 27.4% from last month, resulting in a 26.1 month’s supply of inventory for April 2026.
Commercial: There were seven active commercial properties listed in the High-Country Multiple Listings Service during April 2026, with two commercial sales during the month of April 2026 totaling $ 755,000.
Alleghany County: Alleghany had five closed sales in April 2026, which increased by 25.0% for the month. The county’s median sales price for April 2026 was $345,000, a 20.8% increase compared to March 2026, with ninety-one active residential listings, a 28.2 % increase from March 2026. Additionally, there were seven land closings in March with a median sales price of $40,500, up a significant amount compared to last month of 305.0%,
along with 237 active land listings and forty-two new listings. Leaving 33.9 % month's supply of inventory for land.
Ashe County: There were nineteen closed residential sales in April 2026, down 24.0 % from March 2026. The county’s median sales price is $384,300, which increased by 4.1% from last month. In addition, there were 175 active residential properties, including eighty- seven new listings, reflecting a 42.6 % increase from March 2026. There were also land sales, with a median sale of $79,000. The county had 293 active listings and fifty- four new listings in April 2026, representing a substantial increase compared to last month of 92.9%, creating a 15.4- month supply of inventory for land.
Avery County: Avery County closed with thirty residential properties for April 2026, with a median sales price of $ 560,000 for the month, up 14.5% compared to March 2026. In addition, there were 284 active residential properties in inventory, with ninety new listings compared to last month. In addition, Avery County closed seven land sales in April 2026, with a median sales price of $295,000, increased by 47.5% compared to last month. Furthermore, there are three hundred active listings, with fifty- one new listings, resulting in a 42.9-month supply of land inventory.
Watauga County: Watauga County reported sixty closed residential sales in the month of April 2026, up 5.3 % from the prior month. Median sales were $570,000; a 13.8 % increase compared to March 2026. There were 376 active residential properties in inventory, along with 172 new listings in April 2026, up 43.3% compared to last month. There were sixteen closed land sales for Watauga County with a median sales price of $51,250 for April 2026, with 445 active land listings and sixty-one new land listings in April 2026, creating a 27.8-month supply of land inventory.
