

December 2025- MLS Report
The High–Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 175 closed sales of single-family, including condo/ townhouse properties, during December 2025, with a combined closing total of $109.9 million.
Nationally: According to the National Association of Realtors ®, during November 2025, pending homes jumped by 3.3% from the previous month and 2.6% year over year in all four regions in the United States. Thus, the November REALTORS Confidence Index survey shows that 22% of NAR members expect an increase in buyers over the next three months, along with a rise in sellers, up from last month, but down from 22% in November 2024.
The momentum for home buyers is building, data indicates the strongest performance of the year, accounting for seasonal factors, and the best in three years, going back as far as February 2023, according to NAR Chief Economist Lawrence Yun.
Inventory: In the month of December 2025, Alleghany, Ashe, Avery, and Watauga Counties had 768 active single-family and condo/ townhouse listings, down by 18.8% compared to November 2025, with an additional 114 new listings, down by 28.8% creating a 4.4-month supply of inventory.
Land: Alleghany, Ashe, Avery, and Watauga closed with forty-seven land sales during 2025, with a median of sales $68,250, which was down 17.3%. There were 1,224 active land inventories, with an added sixty-four new listings, resulting in a 26.0 month’s supply of inventory for December 2025.
Commercial: There were thirty- nine active commercial properties listed in the High-Country Multiple Listings Service during December 2025, with one commercial sale in Ashe County during the month totaling $350,000.
Alleghany County: There were ten residential sales in December 2025, down by 16.7% from November 2025. The county’s median sales for December 2025 were $345,000, up significantly by 35.3% compared to November 2025, with sixty-four active residential listings, a 19.0% decrease from November 2025, with nine new listings, which were down by 35.7% from last month. In addition, there were four land closings in December 2025 with a median sales price of $13,000, with 229 active inventory, and two new listings. Leaving a 57.2-month supply of land in Alleghany County.
Ashe County: Ashe reported thirty-seven residential sales in December 2025, a 12.1% increase from November 2025, with a median sales price of $370,000, down 9.8% compared to November 2025. Additionally, there were 146 active residential properties, including twenty-five new listings, reflecting a 43.2% decrease from November 2025. There were also thirteen land sales, with a median sale of $38,000. The county had 309 active listings and eighteen new listings in December 2025, down 14.3% from the prior month.
Avery County: Forty residential properties closed in Avery County in December 2025. The median sales price was $563,000 for December 2025, with a decrease of 13.5% compared to November 2025. Additionally, there were 260 active residential properties in inventory, with thirty-seven new listings, a small decrease of 9.8% compared to last month. Avery County closed eight land sales in December 2025, with a median sales price of $65,363, down by 40.6% decrease compared to November 2025. Additionally, there are 266 active listings in inventory, with seventeen new listings in Avery County.
Watauga County: Watauga County reported eighty-eight closed residential sales in December 2025, a 23.9% increase from November 2025. The median sales price was $510,000, a 17.1% decrease from the previous month. There were 298 active residential properties in inventory, along with forty-three new listings in December 2025, a 28.3% drop from November 2025. Additionally, twenty-two land properties sold in December, a 57.1% rise from November 2025, with a median sale price of $86,830, a 31.0% decline compared to last month. The county also had 421 land listings and twenty-seven new land listings in December 2025.
