The High–Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 171 closed sales of single-family properties, including condo/ townhouse properties, during June 2026, with a combined closing total of $111.5 million. The median sales price of $520,000 included all four counties for June 2026.

Nationally: 

According to the 2026 Home Buyers and Sellers Generational Trends Report, buyers 27 to 45 made up only 26% of the home buyers, down from 29% the prior year. Although this drop may seem insignificant, it signals something bigger: Millennials’ share of the housing market is declining at the exact moment this generation should be hitting its prime homebuying years.

Thus, Younger Millennials are really feeling the hardship, as this group, which should be buying their first home, continues to move further away from homeownership due to affordability and low inventory. Sadly, first-time buyers are not being delayed; they are being completely squeezed out. Millennials are no longer the children in the room; they are the adults raising kids, caring for their aging parents, and earning full salaries. This generation is struggling to break into homeownership through no fault of their own, due to the following factors: the 2008 financial crisis, student debt, stagnant wages, the global pandemic, inflation, and now the most difficult housing market in decades.

Yet, on July 10, 2026, on behalf of more than 1.4 million REALTORS ® and members of Congress and the Administration who came together to advance legislation, the bipartisan 21st Century ROAD to Housing Act was enacted into law, which, in turn, will benefit many families and communities in every district and ZIP code across the country. It just shows what years of persistence, trust, and collaboration can do between NAR leaders who testified before Congress, and those who worked alongside lawmakers on both sides of the aisle, provided technical expertise as the legislation evolved, and mobilized thousands of REALTORS® to advocate directly with their elected officials.

Inventory: In June 2026, Alleghany, Ashe, Avery, and Watauga Counties had 1,208 active single-family and condo/ townhouse listings, up by 6.2% compared to May 2026, following an additional 324 new listings, a decrease of 22.3 %, creating a supply of 7.1 for the month.

Land: Alleghany, Ashe, Avery, and Watauga closed with sixty-two land sales in June 2026, with a median sales price of $77,450, up 66.6% from May 2026. There were 1,307 active land listings, with 124 new listings, down 23.0 % from last month, resulting in a 21.1-month supply of inventory for June 2026.

Commercial: There were seven active commercial properties listed in the High-Country Multiple Listings Service during June 2026, with two commercial sales during the month of June 2026 totaling $ 846,963.

Alleghany County: Alleghany had eighteen closed sales in June 2026, which increased significantly by 80.0% for the month. The county’s median sales price for June 2026 was $324,500, a 9.1% increase compared to May 2026, with ninety- seven active residential listings, a 1.0 % decrease from May 2026. Additionally, there were four land closings for the month with a median sales price of $165,000, down 5.7% from last month, along with 227 active land listings and eight new listings. Leaving 56.7 % month's supply of inventory for land.

Ashe County: There were thirty-nine closed residential sales in June 2026, up 8.3 % from May 2026. The county’s median sales price is $494,900, a slight decrease of 0.2% from last month. In addition, there were 219 active residential properties, including seventy-one new listings, reflecting a 7.8 % decrease from May 2026. The county closed with nineteen land sales, with a median sale price of $60,000, up 23.1% compared to last month. With 317 active listings and forty-three new listings in June 2026, representing an increase of 13.2% compared to last month, there is a 16.7–month supply of inventory for land.

Avery County: Avery County closed with thirty-two residential properties for June 2026, with a median sales price of $ 616,750 for the month, up 32.6 % compared to May 2026. In addition, there were 369 active residential properties in inventory, with seventy- four new listings compared to last month. In addition, Avery County closed eight land sales in June 2026, with a median sales price of $213,600, which reported a significant increase of 167.0% compared to last month. Furthermore, there are 323 active listings, with twenty- nine new listings, resulting in a 40.4-month supply of land inventory.

Watauga County: Watauga County reported eighty-two closed residential sales in the month of June 2026, an increase of 9.3 % from the prior month. Median sales were $614,250; an 11.9 % increase compared to May 2026. There were 523 active residential properties in inventory, along with 159 new listings in June 2026, down 14.1 % compared to last month. There were thirty-one closed land sales for Watauga County with a median sales price of $51,500, up 30.5% for June 2026, with 440 active land listings and forty- four new land listings in June 2026, creating a 14.2-month supply of land inventory.
