The High–Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 113 closed sales of single-family, including condo/ townhouse properties, during March 2026, with a combined closing total of $ 81.5 million. A combination of median sales price of $450,000 included all four counties for March 2026.
According to President James Kemper of the High-Country Association of Realtors, real estate appears to be trending in the right direction in terms of activity. Thus, after a long winter season, and with Spring and warmer weather and increased business activity, things look positive for real estate.

Realtors ® applaud the Senate’s passage of the 21st Century ROAD to Housing Act and the bipartisan focus on addressing our nation’s housing supply crisis, to address the shortage of nearly five million homes, and rising costs that are putting homeownership for families further out of reach.
“It has been nearly two decades since Congress last passed a sweeping, bipartisan housing law.” The last major federal effort to address housing challenges was the Economic Recovery Act, which was established back in 2008.
Yet, the 21st Century ROAD to Housing Act will give communities new tools and resources to build more homes, streamline federal processes that delay construction, and update financing options for manufactured and rural housing. Additionally, the bill also modernizes federal programs to expand homeownership opportunities, takes steps to improve access to credit, and strengthens awareness of VA home loan benefits.

Inventory: In March 2026, Alleghany, Ashe, Avery, and Watauga Counties had 749 active single-family and condo/ townhouse listings, up by 6.8 % compared to February 2026, following an additional 263 new listings, which saw a significant increase of 108.7%, creating a supply of 6.6 for the month.
Land: Alleghany, Ashe, Avery, and Watauga closed with forty-eight land sales during March 2026, with a median sales price of $51,575, which was up 21.4% from February. There were 1,209 active land inventories, with 163 new listings, which increased 103.8%, a substantial amount since last month, resulting in 25.2 months’ supply of inventory for March 2026.
Commercial: There were thirty-eight active commercial properties listed in the High-Country Multiple Listings Service during March 2026, with two commercial sales during the month totaling $ 5.9 million.
Alleghany County: Alleghany had four closed sales in March 2026, down by 50.0% for the month. The county’s median sales price for March 2026 was $285,000, a 38.4 % decrease compared to February 2026, with sixty- eight active residential listings, a 6.3 % increase from the previous month. Additionally, there were ten land closings in February with a median sales price of $10,000, down 75.0%, along with 222 active land listings and twenty- three new listings. Leaving 22.2 % month's supply of inventory for land.
Ashe County: There were twenty-five closed residential sales in March 2026, up 31.6 % from February 2026. The county’s median sales price is $369,000, which decreased by 19.8% from last month. In addition, there were 136 active residential properties, including sixty-one new listings, reflecting a 190.5% increase from February 2026. There were also fourteen land sales, with a median sale of $72,500. The county had 279 active listings and twenty-eight new listings in March 2026, increased by 12.0% from the prior month, creating a 19.9- month supply of inventory for land.
Avery County: Twenty- seven residential properties closed in the county for March 2026, with a median sales price of $ 489,000 for March 2026, up 29.4 % compared to last month. In addition, there were 244 active residential properties in inventory, with sixty-two new listings compared to last month. Avery County closed six land sales in March 2026, with a median sales price of $200,000, representing a substantial increase of 166.7% compared to last month. Furthermore, there are 272 active listings, with fifty- four new listings, resulting in a 45.3-month supply of land inventory.
Watauga County: Watauga County reported fifty- seven closed residential sales in the month of March 2026, up 21.3% from February 2026. Median sales were $501,000; a 9.8 % decrease compared to the prior month. There were three hundred active residential properties in inventory, along with 119 new listings in March 2026, up a tremendous amount of 85.9% compared to last month. There were eighteen closed land sales for Watauga County with a median sales price of $57,250 for March, with 436 active land listings and fifty- eight new land listings in March 2026, creating a 24.2-month supply of land inventory.
