November 2025- MLS Report

The High–Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 154 closed sales of single-family, including condo/ townhouse properties, during November 2025, with a combined closing total of 114.3 million.

Nationally: It is typical during the months of December through February to see less robust real estate activity in many areas, mainly because of the holidays and the cold weather, according to the National Association of REALTORS®. Yet, it can be beneficial with fewer homes on the market, especially during this season, because it means less competition when negotiating offers.

In addition, there are steps that a person can follow to maximize the curb appeal of their home during the winter months to up their chances of sales as well. Here are some ways to focus on the curb appeal, make the exterior safe by removing any debris etc... Additionally, sprucing up the interior, adding potted indoor plants, and providing plenty of lighting to make it warm and inviting can also boost the chances of a sale. Also, accommodating a showing request can be beneficial as well.

Inventory: During November 2025, Alleghany, Ashe, Avery, and Watauga Counties had 927 active single-family and condo/ townhouse listings, down by 11.0 % compared to October 2025, with an additional 158 new listings, decreased by 42.8 % during November 2025, creating a 6.0 month’s supply of inventory.

Land: Alleghany, Ashe, Avery, and Watauga, closed with fifty land sales during November 2025, with median sales of $82,500, which was up 16.2 %. There were 1,376 active land inventories, with an additional seventy-nine new listings, resulting in a 27.5 month’s supply of inventory for November 2025, down 11.5% from this time one year ago.

Commercial: There were forty-three active commercial properties listed in the High-Country Multiple Listings Service during November 2025, with two commercial sales during the month totaling just over 1.5 million.

Alleghany County: Twelve residential sales were closed in November 2025, down 14.3 % from October 2025. The county’s median sales price for November 2025 was $255,000, down 40.1% compared to October 2025. Currently, there are seventy-six active residential listings, a 2.6 % decline from October 2025, with fourteen new listings, which were down by 17.6 % from last month. In addition, there were eleven land closings in November 2025 with a median sales price of $40,000, with 246 active inventory, and nine new listings. Leaving a 22.4-month supply of land in Alleghany County.

Ashe County: In November 2025, Ashe reported thirty-three residential sales, a 28.3 % decrease from October 2025, with a median sales price of $ 410,000, down 12.8 % compared to October 2025. Additionally, there were 169 active residential properties, including forty-four new listings, which is a 21.4% decline from October 2025. There were also eighteen land sales, with a median sales price of $50,000. The county had 334 active listings and twenty-one new listings in November 2025, both down significantly- 48.8%- from the previous month.

Avery County: Thirty-nine residential properties closed in Avery County in November 2025. The median sales price was $647,000 for November 2025, with an increase of 21.6 % compared to October 2025. Additionally, there were 309 active residential properties in inventory, with forty-one new listings, a decrease of 48.1 % in October 2025. Avery County closed seven land sales in November 2025, with a median sales price of $110,000, down by 12.0% compared to October 2025. Moreover, there were 307 active listings in inventory, with twenty-four new listings in Avery County.

Watauga County: Watauga reported seventy property sales in November 2025, a decrease of 43.1% from October 2025. The median sales price was $618,750, representing a 0.6 % increase of 1.2% from the previous month. There were 373 active residential properties in inventory, and fifty-nine new listings in November 2025, with a 52.4% decrease from October 2025. Furthermore, there were fourteen land closed property sales in November 2025, a 36.4 % decline from October 2025. Yet, median sales price for land was $125,750, an increase of 13.0% compared to last month. Watauga County had 489 land listings, with an additional twenty-five new listings in November 2025.
