

July 2025 MLS REPORT
The High-Country Real Estate Market, which consists of Alleghany, Ashe, Avery, and Watauga counties, saw 182 closings on single family including condo / townhouse properties during the month of July with a combined closing total coming in at $114.3 million for the month. That combined median sales price for the month was $515,000.
Nationally: Despite the fact, buyers have more options than they’ve had in years, housing inventories were still up 16 % annually in June. Since COVID, the U.S. economy has been able to add 7 million jobs; however, home sales remain at 30–year lows.
Although pending home sales continue to lag, the growing inventory and buyer demand may not hold back much longer, economists say. According to the National Association of Realtors, contract signings fell 0.8% in June and are down 2.8% compared to a year ago
Yet, even as sales have slowed, the median existing home price is climbing, and homeowners have seen record-high equity gains.
More Homes Hit the Market, But Buyers Aren’t Rushing In—Yet
INVENTORY: Alleghany, Ashe, Avery, and Watauga Counties had 1,136 active single-family and condo/ townhouse listings during July 2025, with an additional 317 being new listings during the month of July. This created a 6.2 months’ supply of inventory for single family including condo and townhouse properties in our High-Country Counties.
LAND: Alleghany, Ashe, Avery, and Watauga reported forty-nine land sales during July with that Median land sales price coming in at $98,000, which was up a significant amount, compared to June 2025 at 50.8%. There were 1,391 active inventories for land with an additional 159 new listings for July 2025, a 28.5 months’ supply of inventory for land.
COMMERCIAL: There were forty-six active commercial properties listed in the High–Country Multiple Listing service during July 2025, which is a small drop from June 2025. However, there were three commercial listings sold in the month of July 2025 for all four counties combined: all three sales being Ashe County Commercial sales totaling $885,000 for the month.
Alleghany County: Realtors closed on ten residential sales in July 2025, which was down 33.3% from June 2025. The county's median sales price for July 2025 was $397,500, up 3.2% from June 2025. There are currently ninety residential listings, down 1.1% from June 2025, with twenty-four new listings. There were five land closings in July 2025 with a median sales price coming in at $250,000 for the month. There were 242 active land listings and seven new listings in Alleghany County for July.
Ashe County: Thirty-four residential sales closed in the month of July 2025, which was up 3.0% since June 2025, with median sales price reported at $385,000, which was up 15.6% compared to June 2025. Additionally, there were 205 active residential properties in Ashe County, and 64 new listings, which are down by 15.8% compared to the month of June 2025. There were 23 closed property sales reported in the month of July 2025, with a median sales price of $95,000, with 349 active land listings, and 52 new listings, which are down 5.5% in Ashe County for July 2025 compared to last month.
Avery County: Forty-four residential properties closed in Avery County in July 2025, which were up by 63.0%. compared to June 2025. The median sales price was $ 450,000 for July 2025, which was up 28.6%. In addition, there were 356 active residential properties in inventory, with eighty being new listings, which were down 8.0% in July 2025. There were 352 active residential properties in inventory, with 80 new listings during the month down 8.0 % in July 2025. Although there were eight land sales in July 2025, which reported an increase of 166.7% from June 2025, with a median sales price of $102,500, which represents it being up by 17.8% from June 2025. In addition, there are 322 active land listings in inventory, and 41 new land listings in Avery County in June 2025.
Watauga County: Watauga closed at ninety-four residential properties in July 2025, which is up by 11.9% from June 2025. The median sales price reported it was down by 12.5% at $564,500. There were 485 active residential properties in inventory, and 149 new listings in July 2025, with a decline of 9.7% from June 2025. In addition, there were thirteen land closings reported for July 2025, which was down 38.1% from June 2025. The median sales price was shown at $115,000, up 21.1% compared to June 2025. There are currently 485 active listings in Watauga County, with an additional fifty-nine new listings in July 2025.
