June 2025 MLS REPORT

The High-Country Real Estate Market, consisting of Alleghany, Ashe, Avery, and Watauga counties, saw an increase to 207 closed sales on all properties in June 2025, up 6.7 % compared to May 2025. The June combined closing total come in at over $109 million for the month

Nationally: Due to persistently high mortgage rates in the past year, sales have been relatively subdued. Yet, according to NAR Chief Economist Lawrence Yun, lower interest rates will attract more buyers and sellers to the housing market. Thus, increasing participation in the housing market will increase the mobility of the workforce and promote economic growth.

Yet, according to the National Association of Realtors®, sales for a single–family home increased by 1.1% in May 2025 due to a seasonally adjusted annual rate of 3.67 million, which was up 0.3% from May 2024. In addition, Median home prices increased by 1.3%. In turn, the median sales price increased to $427,800 from May of 2024.

INVENTORY: Alleghany, Ashe, Avery, and Watauga Counties had 1,111 active single-family and condo/ townhouse listings during June 2025, with 348 new listings, and a median residential sales price of $535,000, with 159 closed sales, which was up 15.2% compared to May 2025.

LAND: There were forty-eight closed sales in all four counties combined, with a Median Sales Price of $65,000, which was up 5.7%. There are 1,387 listings in active inventory, which is up 1.8% since May 2025, with 169 new listings in June 2025.

COMMERCIAL: There were forty-eight active commercial properties listed in the High-Country Multiple Listing Service during June 2025, which is a significant increase from May 2025. However, there were no reported sales for June 2025 for all four counties: Alleghany, Ashe, Avery, and Watauga.

Alleghany County: Realtors closed on fifteen residential sales in June 2025, leaving an increase in sales of 15.4% from May 2025. The county’s median sales price for June 2025 was $385,000, up 1.3% from May 2025. There are currently eighty-nine active residential listings, up 1.1% from May 2025, with twenty new listings. There were two land closings in June 2025, which were down 33.3% compared to May 2025, with a median sales price of $26,500. There are currently 245 active land listings and twelve new listings in Alleghany County.

Ashe County: Thirty-three residential sales closed in June 2025, down 5.7% compared to May 2025, with the median sales price at $333,000, which was down 13.1% compared to June 2025. Additionally, there were 203 active residential properties in Ashe County, and seventy-six new listings, which showed a decrease of 17.4% during June 2025. There were twenty-two closed land sales also reported for June 2025, with the median sales price at $50,000. Yet, there are currently 345 active land listings and fifty-three new land listings, which show an increase of 30.5% in Ashe County for June 2025.

Avery County: Twenty- seven residential properties closed in Avery County in June 2025, which reported a decline of 40.7% in June 2025. The median sales price was $349,900. There were 348 active residential properties shown in inventory, and eighty-seven new listings, which were down about 13.0% in June 2025. There were three land sales in June 2025, which showed a decrease of land sales of 70.0% from May 2025, with a median sales price of $87,000, which was up by 45.0% from May 2025. However, there were 321 active land listings in inventory, and forty new land listings in Avery County in June 2025.

Watauga County: Watauga closed on eighty-four residential properties in June 2025, which reported an increase of 31.3 % from May 2025. That median sales price came in at $645,000. There were 471 active residential properties in inventory, and 165 new listings in June 2025, with a decline of 17.9% from May 2025. In addition, twenty-one land closings were reported for June 2025, which was down 20.0% from May 2025. The median sales price was shown at $95,000, up 58.3 % compared to May 2025. Currently, there are 475 active land listings in Watauga County, with an additional sixty-four new listings in June 2025.
